Wells Fargo investing $500M to update office buildings in uptown Charlotte

Is Charlie an id--t, sinking money into 2.1 million sq feet of office space no one wants to show up at. The guy is living in the pre covid 2020 era. Longer you live in the past the harder it is to move forward.

The problem with "updating" work areas is that CPG has no idea what people actually need to work, they just follow hip trends and lap it up when designers sell them on this nonsense. I intentionally only use work areas that are old and haven't been renovated because that's the only areas where I can get some privacy and reduce distractions. If you think sitting in space that's a lot like a high school cafeteria will maximize your production, or that all company information should be freely shared among all employees regardless of their business need to know, you'll love the new spaces. Personally I think they are garbage and everyone behind these designs should be fired, but hey, that's just me.

Wells is exiting the final 2 floors in 1 WFC and pulling out totally from 2 WFC. Only 3 WFC and the (former) DEC will be used plus 300 Brevard as swing space....for now. No word on plans for Ballantyne's Brigham building that the company owns.

Given Schart's disdain for non-NY'ers, I see Wells ultimately collapsing into CIC (cheapest per s.f. and next to impossible to unload or lease out) beyond a token few offices in Uptown for UHNW client-facing employees.

CIC def needs an update. It seems like walking into the 80’s going into those nasty cubes and old azz conference rooms in building 1. And not all floors in WF3 have been updated yet and they are updating all the floors they are taking over in Duke

Gotta keep the cap rates up on the buildings... Tax benefits and all kinds of things. Pretty soon they will want to turn the prop. Gotta make it attractive especially in this/the coming Commercial real estate market. Got it...

CIC was in desperate need of a refresh. 2012,2013 the place was really bad at CIC. Yet it's still just a huge cube farm from he-l. And the cubes are almost all hotel cubes

The update is mostly for the buildings WF own (CIC, Duke and 2&3 WF center) those buildings needed the most updating especially CIC and and WFC buildings. Brevard is a lease so you probably wont see anything happening there. In fact they will probably be looking to exit that building sooner or later.

CIC is not in uptown and honestly it needs updates but PICKLEBALL and VOLLEYBALL? Yeah that will get the people to run back into the office.

I already love our Charlotte offices. Especially 300 Brvd and Duke. Not sure why we need to update but I hope they put in like sleeping pods or rest pods. I commute 2 hours to work each way and would love to have something I could chill out in once in a while.

We spend billions on buildings for no reason. We could cut those expenses in half and at the same time increase production via improved moral and a superior pool of talent. Fixing a company this large does take time, but in a year we could easily put ourselves on the road to recovery. I'd do it for 1/20th what CS is making.
