No you won't. Refis don't happen when the owners are underwater. Property values bubbled. That is popping and many are once again finding themselves having bigger loans than what their house is worth.

Yes. Been very busy actually. Rate drop helps. If you’re in the “focus markets” things are still very very good for mortgage bankers here. Still get full access to WFA and their clients. Inherited a bunch of books from the HMCs and PMBS that were let go (and there were a LOT of big producers who had several thousand in their books that got displaced).
Wells is still a great place to do mortgage, but you gotta be in a focus market.
Not many have been let go that I see. I’m starting to question this site.
No one cares about mortgage anymore.
