If you're renting, you don't get to choose your grass buddy, and I wouldn't pick a house based on the grass in the yard either. Bermuda is very heat and drought tolerant; good for sunny yards with little to no shade; Zoysia if you have a more shaded lawn.

Zoysia is much better. Neither grass likes shade or wet. I’ve had both. Located in Atlanta as well.

North Carolina here. Bermuda is great if you have a reel mower, so that you can cut it short and cut it often. Bermuda takes work if you want your lawn to look nice. Otherwise Zoysia.

Also, don't forget pre-emergent in the fall and spring.
