After decades at its 400-acre campus in Research Triangle Park, IBM has relocated the bulk of its workforce to leased space nearby.
The global technology company has moved most of its employees out of its RTP offices off East Cornwallis Street and is "exploring options" for the campus, spokeswoman Carrie Bendzsa told Triangle Business Journal.
The recent move shifted most employees to the IBM 500 complex off Miami Boulevard, which IBM sold to a developer two years ago. A small number of employees remain at the East Cornwallis campus, according to Bendzsa, who declined to provide specific numbers. There are still labs at the campus, as well as IBM's local security operation.
IBM came to Research Triangle Park in the mid-1960s with the opening of a manufacturing facility — when the park was mostly undeveloped. The company's arrival was a key catalyst that helped shape the Triangle region's status as a research hub. But now, big plans are taking shape to reimagine the park as a hub for live, work, play. Earlier this year, the Research Triangle Foundation moved forward a plan to create a “15-minute city" in RTP. Part of that vision is already visible with the rise of Hub RTP, a mixed-use project featuring offices, residential units plus restaurants and retail options.
It's not clear what happens next with IBM's campus — once home to the New York company's server and PC operations before those divisions were sold to Lenovo. The East Cornwallis site, which once held 10,000 employees, is assessed at $351.7 million, according to tax records.
Bendzsa declined to provide a headcount for IBM (NYSE: IBM) in the Triangle, but said, “this move does not impact our local population numbers.” TBJ research estimates about 7,500 IBMers are based in the Triangle.

Moving employees out of the aging RTP campus appears to have been a decision made to improve the situation for the company's workers.
“IBM is focused on identifying real estate opportunities that enhance the employee experience,” Bendzsa said in an email. “The decision underscores our continued efforts to optimize our footprint and foster deeper collaboration and innovation among IBMers in Raleigh-Durham.”
The 500 complex — a 774,000-square-foot, four-building office campus — was sold by IBM to Hines Global Income Trust in 2023 for $66 million. When Hines acquired the property, Managing Director Paul Zarian said the firm was “attracted to the site’s future redevelopment optionality."
IBM's lease ends Dec. 31, 2028, with options to renew.
Over the years, IBM has explored options for its legacy campus, including putting some of the acreage up for sublease. The company has undergone multiple rounds of layoffs in recent years as it works to “align” its workforce with in-demand skills, particularly in artificial intelligence and hybrid cloud.
IBM also owns Red Hat, the cloud software firm headquartered in Downtown Raleigh that has become a key revenue source for the company.
@gc you would have thought that Alvind and the McKinsey crooks would have cooked up some scheme to ensure that IBM never pays for those $100K visas.
After all, Alvind's purpose is to shut down all US offices and transfer the jobs to India.

With H1B Visas now costing $100k each, it seems that the RAs and PIPs have stopped or been delayed. There was talk of an RA in Sept/Oct this year...but it seems that was put on hold for now. It's cheaper to keep what they have on-shore than risk replacing them at $100k each (plus salary) - or not being able to replace them at all...

While you collaborate to collect unemployment, your job is sent to India with modified fake titles and false descriptions for the incompetents there to collaborate and justify their "do nothing" jobs.

Yes the main RTP campus has been closed. The tiny fraction of remaining RTP employees were moved to the much smaller campus nearby. All the jobs have been outsourced to India, Bulgaria, Brazil etc. Very sad.

IBM wants to get to 100 US employees. Everyone else in India, Bulgaria, Egypt etc. It is all about stock price and cash flow don't you know? In 2025 they think they need as few sales people as possible in the US. Under 25 with 0-2 years experience is best. Sell as much as possible with self service cloud tiles. watsonx else does everything else. In 2026, the only US employees will be Arvind, Robbie "look at me in my hoodie and sneakers" Thomas, Joanne Wright and Kavanaugh. Everyone else offshore. watsonx running the pathetic IBM clouds. Funny how many IBMers are making fun of this weeks AWS outage. Glass houses folks. Oops IBM has nor more houses or buildings in the US that's right...
So, when are the layoffs happening at RTP? Too many incompetent managers who do nothing but run to unnecessary meetings and pass the buck.
