Why would you want to run a 7-11, when it's much easier when you own the land that the 7-11 sits on? Then, the 7-11 franchise or corporate 7-11(if corporate owned) ...(1) pays you for rental use of the land (2) pays for the property tax (yup, that's how it works in commerciai RE deals), and the income is stable/guaranteed for 10 years at most, with a step up in rent depending on the percentage of their net annual sales?? I got one that's yielding about 8.2% with two partners.
I'll open a site similar to this and just cater to QC folks, given that we'll have 10 years of layoffs, the site will be busy and I'll make a killing, no need to work
