Indeed, the lease was up and no deal could be reached. B&N real estate guys likely asking for unrealistic terms just to use "no deal could be reached" as an excuse to just shut it down and therefore cut down on the number of stores, save company payroll, save company logistics/shipping expenses, etc.
Expect a lot of this in the coming years.

I would assume (because I have no first hand knowledge) that the downtown Seattle store closed because the lease ran out and the real estate schmucks in New York couldn't secure a favorable lease to keep it open.
This might be more because of the retail apocalypse than anything BN management might have done. With margins cut closer and closer, a bad lease is something that no retailer wants in the future. This was, however, one of the highest grossing (if not the) stores in the chain on the West Coast, and if they can't make a go of it in one of the most literate cities in American, it's time to start looking for the exits, because this is some very bad s**t.
