I'm trying to write about the number of homes for sale in Sidney in the wake of the Cabela's announcement. If you are selling your home or worried about its value, please contact me. 402-444-1414 or paige.yowell@owh.com

Lots of Truth with a heaping helping of Opinion in the previous comments. Fact is numbers and look at cost PSF in similar era houses. This town has places built since the 1920's to the 2016's so apples to apples is hard. Slice it right and you will find the worms inside have ruined the fruit. Golden parachutes have that effect
Does not suprise me that you are not able to get anybody to commit, the powers to be have a stranglehold on the town, fear keeps the populace in line.
Step out of line speak the truth of what is truly happpenimg and watch what happens.
Ask anybody who had left and they will tell you tales of what happens on the social as well as the economic level to those who do not play by the rules.
This community is probably the most corrupt place I have ever lived
I called four realtors in Sidney and one retired realtor... none would talk for the story. Please call me, I would love to hear your thoughts. 402-444-1414
My guess is that just like everyone else, the official story in Sidney, is that the housing market is fine. Home loans are actually up for the year in the area, and that everything is going to be ok. Trust us.
and what would you have told her realtor?
Very disappointed that you did not bother speaking to a real estate agent located in Sidney. I just now saw your story posted online. You could have called my office and I would have given you better information than Zillow, NAR, or an agent located an hour away who has no daily experience in the Sidney market.
Housing in Sidney is a nightmare ALL AROUND. As bad as homeowners have it overpaying for properties, talk to some of the renters who couldn't even find suitable housing. How many families moved because they were too smart to sink $300,000 into half of a house in the middle of nowhere? Do you intend to talk at all about how deeply the corruption in Sidney runs when it comes to the rental side of housing?
The Chief Building Inspector, the City Manager, the Judges---none require landlords to provide safe housing. I'm talking homes full of black mold not getting red tagged and no action being taken against the landlord or the property "to save everyone some paperwork." (With new, unsuspecting tenants moving in only days after the last sick ones moved out, clueless to the nightmare awaiting them because the Good Old Boys Club protected the landlord.) Landlords are in no way bound by Nebraska law in terms of what they have to provide for housing. This town has allowed slum lords to rule and families to move in and be ruined by the financial devastation the housing nightmare in Sidney brought upon them. If you need to hear about the housing market from the renter's perspective, boy do I know some people you can talk to. Time and time again renters find themselves in court against landlords, only to lose to the home-grown long timers. Look into crime in Sidney. Mainly property damage. Why? Tenants know they aren't getting their deposits back, and my guess is they want to make sure it pays for something. Sorry to those of you who will be scrambling to sell your house at a much more realistic value than what you took out a loan for, but I hope this brings a swift end to the days of the Slumlords ruling Sidney, NE.
It could be that current homeowners in Sidney grossly overpaid for their homes to begin with and are now about to experience to bursting of the housing bubble that the rest of the country experienced eight(ish) years ago. Due to supply and demand housing prices were through the roof in Sidney. Sellers could (and did) demand a premium for their homes. Just research home sale prices- each consecutive sale for an individual house each owner would ask an increasingly outrageous higher price. Compared to homes in surrounding communities the Sidney market was artificially inflated, but people moving to Sidney had no choice but to be a part of that cycle due to the remote location Cabela's chose to call home.
You don't need to talk to anyone to write this story, just go back and look at sales records. Houses under 10 y/o going for $95-$105 per square just 18-24 months ago. Now you have a 3 year old home in 2750 El Rancho that was just reduced to $68 a square. It's a 5100 square foot house so that's what, $153,000 decline in value in less than 2 years. What is worse is that at $350k, I doubt that house will even sell. The trickle down is real though, older homes now likely worth $40-$50 a square that use to bring $70-$80. Housing markets are supply and demand, without demand they are essentially worthless. And people stop yelling at Paige, she is just doing her job. Not talking about the situation doesn't make it go away.
well said, the situation is bad enough with out the fear mongering of byline seeking reporters looking for the next story to sensationalize.
Paige, stop being an a--hole. These are people's lives - not just your next big story. Your fear mongering isn't going to help the situation.
prayers for Sidney
If that is true, no doubt to continue to spread cheer so no one will believe the end is near for them. They can go on believing that everything is gonna be a-ok.
