Imagine being caught in a layoff while still owing money on a mortgage in San Diego. Layoffs do happen - it will happen again. Plan accordingly.

If you bought before covid, your monthly mortgage (fixed rate <3%) is probably lesser than today's monthly rent.
California is still a desirable place to live. You have to learn to weather the downturns. I’ve owned 3 different homes in the past 30 years. I’ve had to weather multiple downturns. It’s not for the weak, but it has always rebounded. Be flexible. Don’t overextend. Keep plenty of savings for rainy days. Don’t be stupid. Sorry, but depending on Q is foolish.
