Post about JLL Emails

Where did the post go about the guy who was emailing JLL about the available sears properties? Why do all the informational posts keep getting deleted????

If a new prospective landlord buys the lease that JLL is advertising, that new landlord will likely want Sears/Kmart gone in order to perhaps do something more profitable with that property.

@2fre+174nLkzi Exactly. That's the point I was trying to get across before but people weren't listening. Just because these properties are listed for lease doesn't have anything to do with the actual store closing. Just that the landlord changes, but Sears continues operating their store as usual. Look, I want these pesky, obsolete, id–tic stores, boob-boom blasted outta here as much as the next guy, but sadly, it doesn't look like some of them are going anywhere ANY TIME soon. Some might close, but the few pesky ones remain.
Sort of like when one sprays dandelions in The Lawn. We try to get as many as we can, but a few random stragglers often remain. I hope 1 Day we're finally rid of all of them. One can only hope AND PRAY. 1 Day, hopefully.

This is interesting, when I called about the Westland, mi property they told me Sears would remain in the building until 2024 ~ basically I would become the Landlord. After that they would retain the right to a 6 year renewal one time with CPI increase. On the plus side Transformco would remain responsible for the maintenance.

Given the effectively empty stores somehow still operating in poor locations, this information makes much sense.
It certainly comports with what I'm seeing and I doubt a better explanation exists.

(I have trouble even conceptualizing a better explanation for what's happening.)

He's giving up control on redevelopment projects via Seritage, why not these too?

Um, am I missing something here people? Why don't we actually discuss the contents of his email instead of arguing among ourselves about the tone of it, and insulting each other, etc.?

What I find intriguing is this person claiming he or she has "significant control rights to these properties". If so, that is quite interesting. I would not have expected that anyone but Eddie would have control over the decisions on how long and if stores stay open.
I did not expect Ed to cede such control and decision making power to a realty firm.

Thoughts? Discuss?

@zxz+174nLkzi She actually DID call me, dumb–s. The only one stupid is you. OP specifically asked for my email conversation, and I provided it. If you're not interested in it, then don't read it. There are about 200 + different TV channels, find something to Watch if you're not interested in what's being discussed here. My conversation was very inquisitive and I got some information regarding the future of those properties. If you're not interested, then don't read it, and just find something else to do.

Ask and ye shall receive. I tried to be more careful now, and remove all names and email addresses. Should be fine now, so this is my email conversation with "somebody" there:

"I’m out of town on vacation This Week. I’ll call you Next Week, when back in the office, we can discuss in more detail.

Thanks,

I'm a bit confused. Who is "we"? I thought Sears (name of Transformco's owner withheld) controls which stores stay open or closed. When you Say "we will stay open", I am curious as to who "we" is. Are you (or your realty firm) running the Kmart store?

I was looking maybe turn it into a fun playground for my friends perhaps, but I wanted to Know if there was A Set Closing Date. Looks like the store might stay open for Years, from what you're Telling me. There is no guarantee that another tenant will be found. Same for those 2 NJ Kmarts y'all have listed, right?

We have significant control rights to these properties. We will stay open until a new tenant is found. What are you looking to do with these sites?

But what if one is never found. Then the store stays open indefinitely? I thought liquidators have Set Closing Dates? Also, I thought once a lease ends the current tenant (Kmart) has to vacate whether a replacement is found or not?

When we find a replacement tenant a closing date will be set.

Hi, I was looking at those but I wanted to Know exactly when they were closing first. No Specific Closing Date yet? So are they even closing?

@ytb+174nLkzi Writes the mo–n who feels the need to insult someone who was just trying to help us out. They were providing us with inside information regarding the future of these properties and we should be encouraging more transparency, not disparaging it as "special needs". That email conversation was quite intelligent and insightful and it's a shame it was removed. I hope the OP decides to repost in a form that might be more palatable to the website moderators so it doesn't get deleted. If you're out there, email guy (or gal) please share any further insight you received from JLL. Thank you.

It was written by a mo–n and had no information it just made him look like he was in a special needs school and had been given access to a PC

Either it is too personal, or perhaps its reveling something that they don't want people to know about.
